Updates coming to the Residential Data Input Form in July 2021

In July, a new Residential Data Input Form will be released which includes many updates requested by members of the Fraser Valley, BC Northern, Chilliwack & District, and Greater Vancouver real estate boards. The updates include:

  • Field 146, If Applicable, is GST included in Price? (refers to list price)will become mandatory if the age type in field 144 is either new (NE) or under construction (UC).
  • In the Floor Area section, a new field called Above Main 2 will be included, where finished floor area square footage for an additional floor above the main floor can be reported. You will also see the Above Main 2 floor level option when entering Rooms and Bathroom information.
  • A long-awaited new field Floor Area – Detached 2nd Residence will be included to report square footage for a second detached residence on a property (i.e., a laneway or coach house, or second home on acreage). This field is NOT to be used for suites contained within the main residence. (Note: Paragon® already lets you search for the presence of a Laneway or Coach house under Style of Home.)
  • A few fields will have an increase to the number of selections you can include. You will be able to select a maximum of two options (Max. Two) in both Foundation Type (field 230)and Driveway Finish (field 248). A maximum of four options (Max. Four) for Floor Finish (field 272), and up to 10 options for Amenities (field 330).
  • A new field related to Foundation has been added, called Foundation Specify. If the answer Other is checked off in Foundation, then the new field Foundation – Specify must be completed. It will be important in some rural properties, to know exactly what Other means.
  • In Fuel/Heating (field 262) there will be a new option of Pellet.
  • Under Floor Finish (field 272) there will be a new option of simply Carpet.
  • In Rooms (field 308), six additional rooms have been added, for a total of 36 rooms.
  • Vancouver Board members will notice a slight change to the way Rooms information is entered on the Data Input Form, by specifically selecting the Floor Level for each room. See below for an example. There is no change for Fraser Valley, BC Northern, and Chilliwack & District members who have been using this method for some time already.
  • As previously reported, the REALTOR® Remarks will expand to 500 characters, up from the current 300 characters. This long-standing request will allow you to share more information with other members about disclosures, delays in showings, delays in offers, showing instructions, and more.
  • Page six of the form, which covers strata details such as Maintenance Fees, Bylaw Restrictions, and additional restriction information, has been redesigned with a cleaner layout, and for use with Leaseholds.
  • Page six has also been revised to provide clarity on which fields must be completed.
    (i.e., if Pets Allowed or Pets Allowed with Restrictions is checked off, you will be required to complete fields Cats, Dogs and # of Pets. If Rentals Allowed or Rentals Allowed with Restrictions is checked off then you must complete both fields for # or % of Rentals Allowed?, Short Term Rentals/Lease Allowed? and, if applicable Term Details.)
  • Under Restricted Age (field 526) a new option has been added of age 30+.
  • Additionally, in the strata section two new fields have been added related to Short-Term Rentals. Short Term (<1 YR) Rental Lease Allowed? If the answer is Yes, then the pertinent details would be shared in the field Term Details.
  • On page six, under the Manufactured Homes section, a new field Manuf Type has been added which will provide for the ability to search for a Single Wide, Double Wide, Triple Wide, or Park Model home.
