BCREA Notice of Condition Waiver/ Declaration of Fulfillment Forms to Replace FVREB Subject Removal Form – REMINDER

REALTORS® rely on Standard Forms every day, and using the correct, up-to-date version is essential to maintaining compliance and ensuring clarity in every transaction. To support consistency across the province, the BCREA Notice of Condition Waiver / Declaration of Fulfillment forms will now replace the FVREB-branded Subject Removal form previously located in the FVREB WEBForms® folder.

As advised in December, with updated BCREA language now in place, maintaining a separate FVREB version is no longer practical or beneficial for members. The FVREB Subject Removal form contained outdated language and was removed from WEBForms® on January 5, 2026.

Agents are reminded to access the BCREA Notice of Condition Waiver / Declaration of Fulfillment forms—available in the BCREA folder on WEBForms®—rather than using any saved older FVREB-branded version.

Why this change is important

 The BCREA forms—available for both the Contract of Purchase & Sale and Offer to Lease—were specifically developed to help the benefiting party clearly and consistently provide notice of condition fulfillment or waiver. These forms:

  • use language aligned with the regulator,
  • are intended for province-wide use, and
  • are maintained under BCREA’s regular update cycle to ensure accuracy and consistency.

Ensuring everyone transitions to the correct forms will help members stay compliant, reduce risk, and prepare for a smooth and consistent start to 2026.
