Property Disclosure Statements Webinar: Key Takeaways

Thank you to all members who joined our recent webinar, Understanding Changes to the Property Disclosure Statement (PDS) Forms, held September 16, 2025. The session highlighted how REALTORS® can reduce risk, guide clients effectively, and avoid liability when working with disclosure forms.

The webinar, co-hosted by FVREB Professional Standards Director Barbara Lohmann along with  BCREA’s Professionalism and Practice Initiatives Director and BCREA’s In-House Legal Counsel and Standard Forms Manager, introduced the revised PDS forms and the new “Property No-Disclosure” (PNDS) Form.

Throughout the hour-long session, BCREA explained that the new and updated forms address legal risks and misrepresentation, promotes transparency, and aligns with national lender practices and financial institution needs. Common questions from members included whether sellers and REALTORS® both need to provide Disclosure of Material Latent Defects forms, how to handle disclosures when a PNDS is used, and how non-legal suites should be disclosed. Members were also reminded that REALTORS® should never complete a PDS form on behalf of their clients.
